NYC Rental Vacancies At Worst Level Since 1968: Study

NEW YORK CITY — Another reason to hate New York City’s rental market — the city’s number of vacant apartments is at the worst level since the Summer of Love, according to a new study.

New York City’s vacancy rate stood at 1.4 percent, a dire sign about the city’s housing market, the housing and vacancy survey released Thursday found.

The rate is at the lowest level since 1968, officials said.

“Stark does not begin to describe that scenario for someone looking for a home here in the City of New York,” Gov. Kathy Hochul said Friday. “It’s not acceptable. The status quo is not acceptable.”

Hochul’s blunt assessment came as she announced more than 5,300 housing units, including 1,400 affordable ones, will be built under a new program in Gowanus.

Interested in local real estate?Subscribe to Patch's new newsletter to be the first to know about open houses, new listings and more.

The Gowanus program is a test of sorts for a replacement of an affordable housing tax credit that expired as concerns over housing grew in the city.

Mayor Eric Adams has set a housing “moonshot” goal of building 500,000 new homes in the next decade — an effort that will require help that state lawmakers, despite Hochul’s efforts, have yet to fully provide.

The vacancy survey — which is conducted every three years — is only the latest news to show the bleak state of New York City’s housing market.

The city’s vacancy rate fell from 4.54 percent in just two years, the survey found.

Just 33,200 units were available for rent out of 2.36 million rentals during the survey period of January to June 2023, according to the study.

WWE WrestleMania XL Kickoff Show Recap: The Rock, Cody, Seth Rollins, Roman Reigns, Belair, Ripley, Punk, Big E

SPOTLIGHTED PODCAST ALERT (YOUR ARTICLE BEGINS A FEW INCHES DOWN)…

WRESTLEMANIA XL KICKOFF SHOW PRESS CONFERENCE RECAP
FEBRUARY 8, 2024
LAS VEGAS, NEV. AT T-MOBILE ARENA
STREAMED LIVE ON PEACOCK

Panel: Michael Cole

-Michael Coe commented on an aerial shot of the outdoor football stadium in Philadelphia, Pa. that will host WrestleMania. Then they cut to an aerial view of the Las Vegas strip. Then they showed Paul Levesque arriving earlier in the afternoon. They showed Cody Rhodes arriving earlier. Cole talked about the fan sentiment for Cody that has been trending for days. Cole said, “It seems he’s chosen World Champion Seth Rollins at WrestleMania. Or has he? Cody on Instagram earlier said he has made his choice.” Then they showed Paul Heyman and Roman Reigns getting off of a private jet. Then they showed The Rock arriving last night. “Will Rock face Roman Reigns at WrestleMania? We find out now.”

-A video aired of WrestleMania history with big moments over the decades with some of the biggest stars, including Daniel Bryan and Sasha Banks, by the way. The narrator referred to WrestleMania 40 this year as the biggest of all time with new energy and unprecedented excitement.

-They showed the exterior of T-Mobile Arena and then the gathered audience in the arena. Cole introduced Pat McAfee. McAfee introduced Big E and C.M. Punk. McAfee said decisions will be made tonight that will be “talked about until the end of time.” Cole called Big E one of the most entertaining people on the planet. Big E said he’s just there to be sure Punk doesn’t get fined. “We love you, but you have a reputation and you fly off at the handle,” he said. Punk smiled and bowed to Big E. A “C.M. Punk!” chant broke out. Cole listed his accolades and said he’s most importantly the husband of A.J. Lee.

Cole asked Big E how his neck is. He said it’s doing well and he is grateful for everyone reaching out. Cole asked Punk about his triceps. He said he’s pissed that it’s not back at 100 percent a week after surgery. He said his mouth still works and his brain still works. “Let’s piss some people off,” he said.

Cole talked about The Rock joining McAfee earlier on his show. Fans booed. McAfee tried to get a “Rocky!” chant going. It worked, briefly. McAfee said The Rock called people who aren’t thinking about the big picture “Cody Crybabies.”

Cole said Punk had a similar story in 2013. Cole asked what he thinks should happen with the main event matches at WrestleMania. He said they could be in for one hell of a roller coaster ride. Punk used the quarterback analogy I’ve been using this week about a star quarterback such as Tom Brady replacing a quarterback to carried a team to the NFC Championship. He said he wouldn’t be happy, but he’d understand. He mentioned the value of “box office.”

Big E talked about how Cody related to people so genuinely. He said that’s what you want from someone who is going to be there every Monday. He said wrestling isn’t a meritocracy, but he’s the type of guy you want to put the crown on and say, “You’re the guy, let’s carry this company forward.”

-They went backstage to Jackie Redmond who said Rock is excited to address the media today where he said he plans to cement his Road to WrestleMania.

-Elsewhere backstage, Byron Saxton asked about Roman’s mood. Heyman mockingly said how happy they are to see Byron. He said the mood in The Bloodline is the same. He said Rock is the biggest star in Hollywood history. He said the hype is all about who gets to headline WrestleMania with Roman. He said until someone beats Roman Reigns, that’s where the main event of WrestleMania will remain.

-Cole asked McAfee who Roman wants to face. McAfee said he thinks Roman wants to find out who the Head of the Table is since they’ve been talking about that for their entire lives. Big E agreed, but he said he wants to see Cody finish his story. Punk said Roman wants The Rock because he understands box office. He said it’s not who Roman wants, it’s who he doesn’t want, and he doesn’t want Cody.

Cole said they have breaking news. He announced that WWE has teamed with Elon Musk’s Twitter/X to launch WWE Speed, a new series of rapid-fire short matches that last a maximum of five minutes. Cole then introduced Levesque who came out to his entrance theme.

Levesque talked about the first WrestleMania main event tag match and the celebrities. “It launched WWE from a small regional promotion to a global juggernaut you see today selling out stadiums all over the globe,” he said. He talked about the cable television boom, closed-circuit television, pay-per-view, direct-to-consumer streaming, and now a deal with Netflix for over 5 billion dollars. He said, “Along the way, it’d create global Superstars like Hulk Hogan and Randy Savage, Andre the Giant and Ric Flair, Bret Hart and ‘Heartbreak Kid’ Shawn Michaels, ‘Stone Cold’ Steve Austin, The Rock, The Undertaker, Mick Foley, Batista, John Cena, the list goes on and on.” Rock was booed a bit. He said it’ll be an all-new era for WWE this year at WrestleMania. He asked Las Vegas, “Are you ready?!”

He said they now start the Road to WrestleMania 40. He walked off the stage. Cole and McAfee replaced him on the stage. McAfee said, “That was awesome.”He threw to a video package on Bianca Belair.

Belair made her way onto the stage to her entrance music. She plugged their reality series on Hulu that just started. She then talked about the spectacle of WrestleMania with the best entrances, the best gear, and the best matches. She said that’s where she made history. She touted Sasha Banks as her opponent and later Becky Lynch and Asuka in subsequent WM matches. She said she won’t enter this year as champion, but you can’t spell WrestleMania without EST.

Cole plugged her involvement in the Elimination Chamber. Then he threw to a video on Rhea Ripley

Ripley made her entrance. “Las Vegas, Mami’s here,” she said. She said this isn’t any WrestleMania, it’s WrestleMania 40. She said she’s walking in and walking out as WWE Women’s Champion. She said it was no surprise to her that Bayley would choose to turn on her friends and choose to face Iyo Sky (she actually said “Iyo Shirai” by mistake) instead of her. She said she has a big match at Elimination Chamber in Perth, Australia first dealing with Nia Jax. She said she’ll be ready for whoever wins that Chamber match. She was interrupted at that point by Becky Lynch’s music.

Becky walked out and confronted her. Becky said you can’t have a big time press conference without Big Time Becks. She said as of Monday, she’s officially in the Chamber for the first time ever. She said that means she’ll win the Chamber for the first time ever, which means The Man will challenge her for her title at WrestleMania “where it will be Mami vs. The Man for the first time ever.” She said she has to get past Nia Jax first, though. She said she’s made a career of knocking top women off their spot “so Mami is going to learn what it is like to be a bottom because that is what happens when The Man comes around.” She threw the mic down and they had a staredown. Adam Pearce wedged himself between them.

Cole hyped the Chamber match and Rhea vs. Jax. He also plugged the qualifying match between Michin and Bianca Belair. They showed Seth Rollins arriving earlier at T-Mobile Arena. [c]

Salamander Migration Closes South Brunswick's White Pine Road

SOUTH BRUNSWICK, NJ — It’s one of the very first signs that spring is coming:

New Jersey closes roads for salamanders.

Starting Friday, White Pine Road in South Brunswick will be closed overnight for salamander migration, police announced. Drivers should use Rt. 535 or Fresh Ponds as an alternate. East Brunswick usually closed Beekman Road in the overnights as well.

Find out what's happening in South Brunswickwith free, real-time updates from Patch.

It was East Brunswick resident David Moskowitz who got local police to close the roads every February:

East and South Brunswick are in the very heart of swampy central New Jersey. The area has several “vernal pools” where amphibians live, he explained. At the very start of spring, salamanders, spring peepers (a type of tree frog) and other amphibians cross Beekman and White Pine roads to get to vernal pools on the other side so they can breed.

Find out what's happening in South Brunswickwith free, real-time updates from Patch.

On rainy February and March nights, Moskowitz and other volunteers patrol Beekman Road to record the migration.

“Some nights on Beekman we are treated to a natural spectacle of migrating salamanders and frogs. When we found slaughtered amphibians one raw night 12 years ago, we knew we needed to do something, and convinced the mayor to allow us to close the road,” Moskowitz told Patch three years ago. “A huge thanks to the East Brunswick Police Department.”

South and Brunswick may be the only two towns in the state that shut down roads for salamander breeding. But maybe other towns should follow their lead:

“There are locations near the Great Swamp (New Vernon) and Troy Meadows (near Parsippany) where road mortality has been a problem in the past, especially for blue-spotted salamanders,” said Peter Morin, at Rutgers ecology professor.

Sussex County residents have been petitioning the state government to create a tunnel under Waterloo Road for migrating salamanders. More than 300 salamanders and frogs per hour have been counted crossing a quarter-mile stretch of Waterloo Road on peak migration nights, according to the state Department of Environmental Protection.

February 2024 Rock/Pop Record Reviews

Social Distortion: Mommy’s Little Monster, 40th Anniversary Edition

Craft Recordings CR00679 (auditioned as LP). 2023. Chaz Ramirez, Social Distortion, prods.; Ramirez, Chris Bellman, engs.

Performance *****

Sonics ****

Social Distortion uniquely melded country, blues, rock, and of course hardcore punk into a sound that’s a baseline for what’s now known as “SoCal Punk.” Acts like Bruce Springsteen, Green Day, Rancid, and Blink-182 joined the fan base that emerged when the band released 1983’s Mommy’s Little Monster on their own 13th Floor Records label.

Front man, lead singer, and guitarist Mike Ness was thrown out of his home by his father when he was 15. This record was released six years later. It contains no ballads, time signature changes, or strings. Such songs as “The Creeps (I Just Wanna Give You),” “Another State of Mind,” and the title track comprise this tight, nine-song, 28-minute album, recorded in a single marathon session at Fullerton, California’s Casbah Studio. The album drips with tales of a violent childhood and a feeling of authenticity that stands out among records of the time.

The original record delivered a sense of intensity and angst. Sound quality was a distant second.

Craft Recordings celebrates the record’s 40th anniversary with a reissue remastered for vinyl from the original analog tapes. Guitar solos have more sonic scope. Vocals seem better separated from the chaos. It all feels more spacious and approachable. Circa 2023, it’s rare to run through a record so quickly. A record this length seems perfectly suited for vinyl—its original format of course. (A cassette tape version followed two years later.) The package is nice, if basic for an anniversary reissue. The vinyl arrives in a gatefold jacket, like the original, but with no new liner notes to provide context and no bonus material. Still, this reissue helps tell that story with better definition that better fuels this powerful narrative.—Ray Chelstowski

Mötley Crüe: Shout at the Devil 40th Anniversary Edition

BMG 881288, reviewed from LP. 1983/2023. Tom Werman, prod.; Geoff Workman, Andy Pearce, engs.

Performance ****

Sonics ***½

Nowadays, Mötley Crüe is best known for scandals at levels to which Justin Bieber could only hope to one day approach: Tommy Lee’s sex tapes, vehicular manslaughter of Hanoi Rocks drummer Nicholas “Razzle” Dingley by singer Vince Neil, near-ODs, Nikki Sixx’s penchant for marrying Playboy Playmates and having near-death heroin experiences. They say that any attention is good, but is being the subject of the highest-rated episode of VH1’s Behind the Music, or having your autobiography dramatized by Netflix, really a good thing?

Mötley Crüe’s brand of hedonistic metal is an anachronism in 2023—they called themselves “the world’s most notorious rock band”—but there was a time when they were the hottest thing in the glam-metal universe, dominating MTV. They have sold more than 100 million albums and notched several platinum record certifications. Yet, like most metal bands, they continue to be snubbed by the Rock & Roll Hall of Fame, even as rappers and country artists are admitted.

Mötley Crüe was founded by Nikki Sixx and Tommy Lee in 1981. The lineup stabilized when Mick Mars and Neil came on board. When the band’s first full-length release, Too Fast for Love, recorded at L.A.’s Hit City West and issued in limited quantity on the band’s own label, Leathür Records, was remixed and reissued by Elektra in 1982, the timing could not have been better. MTV had just gone live, and the band harnessed the new format with over-the-top theatrics for the screen.

Produced by Tom Werman (Ted Nugent; Molly Hatchet) with Geoff Workman behind the board (King Crimson; Journey), Shout at the Devil came out in September 1983 on Elektra, going gold in three months, platinum a month later, and ultimately selling more than 4 million copies. The video for “Looks That Kill” was a low point in 1980s misogyny, and during the tour in support of the album, with Van Halen and AC/DC, Neil bit Eddie Van Halen, Lee bit Malcolm Young, and Lee had a fistfight with David Lee Roth, almost getting the band kicked off the bill.

Shout at the Devil celebrates its ruby anniversary with a boxed set that recalls all the excesses of its decade. Included in the box is the remastered album on yellow splatter vinyl, a compact disc, and a cassette. A second LP contains “Demos & Rarities.” Tunes from the first two albums are stashed on a pair of 7″ EPs. Also in the box are lithographic prints of the cover art, tarot cards featuring the band members, a Ouija board with a planchette embossed with the band’s logo, a pentagram séance board, a pentagram 7″ adapter in a felt pentagram bag, the obligatory bandanna, and a black, devil-head candleholder with eye slots through which, when in use, a flame ominously flickers. Despite the huge pentagram on the cover of the box, or maybe because of it, this set would make a hell of Christmas gift.

If you are going to own one Mötley Crüe album, Shout at the Devil is the one to own—either that or the band’s catchiest, most successful release, Dr. Feelgood, made when they were working on collective sobriety, which is akin to going from a monster truck rally to a demonstration of driverless cars.

The pairing of the title track and “Looks That Kill” is a glam-metal high point. The one-minute, 30-second multitracked Mars instrumental “God Bless the Children of the Beast” is cute, while the cover of The Beatles’ “Helter Skelter,” done without a hint of apparent irony, is nicely updated for the era. If there can be a deep cut on a platinum album, it is “Knock ‘Em Dead, Kid,” inspired—inspired!—by a beatdown Sixx received from undercover cops posing as a biker gang. “Dedicated to the LAPD” is written on the LP’s inner sleeve.

The coolest part about the set, apart from that devil candleholder, is the demos and rarities LP. The A side has alternate takes of the title track, “Looks That Kill,” “Knock ‘Em Dead, Kid,” and “Too Young to Fall in Love”—all equal to or better than the final product. The B side has three punchy Sixx tunes recorded at the sessions but left off the album, all as good as if not superior to those kept in their place—”Hotter Than Hell” (becoming “Louder Than Hell” on the next album, Theatre of Pain), “I Will Survive,” and “Black Widow”—plus some snippets of backward chanting and music, playing into the “Satanic” theme.

This is what Shout at the Devil should have been from the beginning.—Andrey Henkin

The Allman Brothers Band: Bear’s Sonic Journals: Allman Brothers Band Fillmore East February 1970

The Owsley Stanley Foundation & The Allman Brothers Band Recording Company (auditioned as LP). 2023. Pete Bell, prod.; Owsley Stanley, Paul Stubblebine, eng.

Performance *****

Sonics ****

The Allman Brothers never had the live-recording resources of The Grateful Dead and other contemporaries. They’d record shows as best they could, and if it wasn’t a good show, they’d record over that performance at a future gig. As a result, there are voids in the band’s musical history, noteworthy performances lost or never put to tape.

In 1997, the Allman Brothers Band, in tandem with the Owsley Stanley Foundation, released Bear’s Sonic Journals: Allman Brothers Band Fillmore East February 1970. It presents restored and mastered recordings of the Allman Brothers Band’s performances at New York City’s Fillmore East on February 11, 13, and 14, 1970, captured by legendary Dead soundman Owsley “Bear” Stanley. They now present what will be the last physical version of that music that will ever be released. A limited edition (only 5000 copies) in orange vinyl celebrates the work of Owsley and presents the earliest and best sound quality of the original Allman Brothers lineup.

In February 1970, the Allman Brothers Band had only been together for 11 months. At the Fillmore, Owsley, who had no prior experience mixing their music, rolled tape. The result is a seven-song set featuring blues covers “Mountain Jam” and “Whipping Post” plus the opener, the earliest known live recording of “In Memory of Elizabeth Reed,” which had been written shortly before these shows. The sound is slightly muted and doesn’t shine quite as brightly as their best-known live recordings, but it has a warmth that makes some of the jams feel more intimate.

At the time of this recording, they had released only one studio record. This show captures a band that had quickly caught its footing and was just about to break big and wide.—Ray Chelstowski

After Fire Destroys Evanston Businesses, Donors Chip In Over $100,000

EVANSTON, IL — Ten days after a fire tore through four Evanston small businesses, community members had donated more than $105,000 to online fundraisers to help their owners.

The three-alarm blaze began in the basement of a one-story mixed-use building at the corner of Greenleaf Street and Wesley Avenue in Evanston’s West End neighborhood and burned for nearly four hours before fire crews were able to bring it under control.

The fire “ravaged the structure,” leading to the collapse of its roof, officials said. No one was inside the building at the time, and no firefighters were injured in the blaze.

Find out what's happening in Evanstonwith free, real-time updates from Patch.

Ware Ceramic Studio was among the devastated business.

Co-founder Julia Finlayson said she rushed over to the fire as soon as she heard, thinking it would be quickly extinguished but ended up watching “huge flames engulf the whole structure.”

Find out what's happening in Evanstonwith free, real-time updates from Patch.

Finlayson, , who makes ceramics under the brand Grandmont Street, was “so close” to launching a new collection and had invested in photography equipment in preparation, she said in her online fundraiser.

But nothing could be salvaged from the condemned structure.

“Ceramics is not a hobby to me,” Finlayson said, “it’s my livelihood. It’s how I pay the bills. But more than that, I found ceramics late in life and cannot imagine doing anything else. It feels dramatic to say I’m called to it. But I am.”

Her GoFundMe fundraiser, “Please help me restart my ceramics business,” had raised nearly $34,000 from 330 donations as of Thursday evening.

Ware Ceramic Studio Co-founder Joanna Kramer is also the beneficiary of a GoFundMe campaign. A fundraiser launchd by Emily Grayson and Susie Pratt had raised more than $29,000 from 366 donations by Thursday.

“Joanna is blown away by the swift and generous support from this community — thank you all so very much,” Grayson and Pratt said in a message in the “Help Joanna Kramer Ceramics Rebuild after Fire” fundraiser. “Although we have technically met the goal, her needs are actually greater.”

Amber Matthews and Stephanie Samuel started Fireheads Clay Studio last July in the building with the hopes of establishing a low-cost space for emerging ceramics artists.

They said in their fundraising appeal that they were just hitting their stride when the fire broke out, resulting in a nearly complete loss of the business.

“Since then, the outpouring of support has been overwhelming,” said Matthews and Samuels, whose fundraiser had collected nearly $16,000 as of Thursday. “It is a beautiful reminder that the community we have, is invested in our vision, and continues to support us on our journey, despite this horrible setback. “

Another GoFundMe campaign had raised more than $22,000 on behalf of Shaina Young, who opened a workout studio in the business in 2022.

“Funds will cover Shaina’s loss of income, a down-payment on a new studio space, and new exercise equipment,” organizer Diana Hamann said in the description of the “Help Shaina Young Rebuild Her Business after Fire” fundraiser.

Click Here: Military Working Dogs Stamps 2019

Local photography company Stuart-Rodgers, which had an office in the building, started a fundraiser for donations to the other three businesses.

“100% of the donations to this campaign will be distributed to the amazing neighbors who we were honored to share our building with; Ware Ceramics Studio, Fireheads Clay Studio, and At Home Wellness; we have nothing but thanks for the gift it all has been to share the space with you. Our goal is to help them transition so they can continue the great work they do,” owners Scott and Cassandra Rodgers said in a message accompanying the “Greenleaf Fire Relief” fundraiser, which had raised about $4,000 as of Thursday.

“Our commitment is to rebuild and re-create the space that has hosted so much positive energy. We have started the process and are optimistic that down the line we will share a new space the brings an equal amount of energy and joy to the area,” the Rodgers said.

WWE Files Trademark For Ring Name

WWE has recently submitted trademark applications for “Je’Von Evans.” This application was filed on February 7 with The United States Patent and Trademark Office, specifically under the entertainment services classification.

Jay Malachi, who received an offer from WWE in October after participating in a trout, was seen in action under this ring name at Tuesday’s Level Up tapings. He was expected to join the training facility last month. Here is the description:

The Rock Is 100% Wrestling At WrestleMania 40, Takes Shots At Passionate Fans He Refers To As The “Cody Crybabies”

Dwayne “The Rock” Johnson appeared on a recent edition of the Pat McAfee Show to hype up today’s monumental WWE WrestleMania 40 press conference, where the WWE Universe will most likely find out the main even to this year’s Showcase of the Immortals. Check out The Great One’s full interview highlights below.

Click Here: Trent Alexander-Arnold Jersey Sale

Confirms that he will indeed be wrestling at WrestleMania 40:

When I do go back to the ring at WrestleMania, the most important thing is the training camp, which has already started. I have multiple rings set up. Over in Hawaii, I have a ring set up. I have a ring set up on the west coast. We’re full on in camp,” The Rock said on The Pat McAfee Show. “From the second Roman Reigns said years ago, ‘I’m the head of the table and I’m the head of this bloodline,’ that’s when our story began. It’s converging now. It’s converging to WrestleMania. I understand the passion, which we are going to address.

On his relationship with Cody Rhodes and the reaction that fans have had at him for potentially delaying Cody’s story getting finished:

I expected it. We expected it. It’s right there. You go back, and I like to think, ‘I have my finger on the pulse,’ we all try to keep the finger on the pulse. Ultimately, what the fans want, and what they’re saying, and sometimes, oftentimes, as you guys know, in sports and entertainment and anywhere, regardless of the vertical of business you’re in, there is a wave of noise that happens right out of the gate that you want to pause for a second, let’s not make any rash decisions, let’s wait to see how it all shakes out and see from there. It was just a matter of waiting. Now, was not surprised at it, I did expect it. Here is the fun part about this, I’ve known Cody for a long time. He’s a buddy of mine. Dusty Rhodes and my dad used to team together in Florida, we used to go to the Rhodes house all the time when I was growing up. We’re tight in that way. I love Cody, I love his passionate fans.

Takes multiple shots a the certain section of passionate fans whom he refers to as the Cody crybabies:

Then, there are the other passionate fans, they’re called the Cody crybabies. These are grown-ass men. ‘Cody is gonna finish his story.’ Wait a second, hold on. ‘Dad, you want to go outside and play catch with me?’ ‘Not now, Cody is trying to finish his story. I’m upset.’ The wife comes in, ‘Hey honey, do you want to have sex?’ ‘Not now, Cody has to finish his story.’ At the end of the day, you have the Cody crybabies and the Cody fans and Cody himself. There is a clear distinction between the three. The Rock says this, the Cody crybabies, for every ten tweets, they’re shoving a chicken mcnugget in their mouth, every 20 tweets they’re shoving two mcnuggets up their ass. The Rock says this, all you have to do is sit back, know your role, shut your mouth, and enjoy the ride the Rock is going to take your candy ass on. Hashtag that. Hashtag, shut your bitch asses up, hashtag Cody crybabies. That’s the fun part of what we do. It’s awesome.
